5 Safe, Affordable Neighborhoods in San Jose

5 Safe, Affordable Neighborhoods in San Jose
San Jose is a large city in Northern California. It's known for being the home of Silicon Valley, but is also affectionally nicknamed “The Capital of Silicon Valley”. San Jose is home to many residents, homeowners, and businesses — as well as thousands of visitors every year.

Burbank
Burbank is home to many parks and trails including the Coyote Creek Trail that runs along Coyote Creek. This creek runs through the entire length of Burbank and can be accessed at various points along its length. The Coyote Creek Bikeway runs on the west side of Coyote Creek and connects to other trails throughout San Jose. There are also many neighborhoods that surround Burbank such as Alviso (to the west), Willow Glen (to the east), and Berryessa (to the north).

Campbell
One of the safest places in San Jose is Campbell, which is just 15 minutes from downtown. The home prices are below average for the city and there are plenty of opportunities for homeownership — 57 percent of homes are owner-occupied, according to Zillow data. And while it's not technically in Campbell proper (it's bordered by the city), the nearby Almaden Valley neighborhood is also a great choice. It's close to downtown San Jose but feels more like suburbia than downtowns do sometimes.

Downtown
Downtown is easily accessible from freeways and public transportation, and it's also home to many of the city's best restaurants, bars, and cultural attractions. You'll find plenty of apartments within walking distance of parks and museums, as well as high-rise condos with views of downtown San Jose or the surrounding mountains.

Cambrian Park
Cambrian Park is located in South San Jose, about two miles from downtown San Jose. The neighborhood offers a mix of single-family homes, duplexes, and apartments in an area that feels like a small-town community. It's also close to Meridian Park and Alum Rock Park — both popular spots for hiking and biking trails. The nearest BART station is about seven miles away from Cambrian Park, so you'll need to drive or take a bus if you want to commute to San Francisco or Oakland by train.

Almaden Valley
Almaden Valley is one of the most affordable neighborhoods in San Jose, but it's not where you want to go if you're looking for a walkable urban setting. While it's close to downtown, it's also close to shopping centers and freeways — and there aren't many restaurants or services within walking distance.

Takeaway: In short, our research shows that if you are looking for a comfortable place to live in San Jose that is also easy on the wallet, buy a home in Santa Teresa or Winchester. If those neighborhoods don't quite fit the bill, then pay attention to the communities surrounding downtown. They include mostly newer developments that offer great amenities at reasonable prices.
